Very true...understanding of risk and how to control it is very poor in we middle class non business class people. Our youngsters and the ladies must have knowledge of financial transactions,compounding, legal procedures as these are as important as driving a car or using internet these days...very essential skills.

On my weekends I help old people with their problems of pensions, bank accounts, taxes various legal documents etc and I found that this knowledge is very bad even in educated families....when someone has to make an affidavit, they feel as if it is something that has to come from Supreme Court of India..

I tried to teach things like mutual funds, income tax, indemnity bonds, affidavit, will, probate,succession certificate, how to read various agreements,property agreements,apartment deeds, conveyance,property registration etc to my relatives ( particularly ladies as they need to know this more) free of cost on a Sunday

Needless to say the class never took off....

I know how illiterate I am, despite being 50 years old. 8 years ago I bought a shop without sufficient guidance. I purchased it despite the owner not having the full documents. I thought that having a sale deed and a general power of attorney was good enough. Now I am facing hell when trying to sell it off.. been trying for 3 years now.

I wish that at that time there was some honest consultant who could've advised me on the pros and cons of buying such a property.

There are a lot of such properties here in Surat, which are neither fully legal nor illegal, just irregular. And various laws/provisions prevent the owners from getting the registration done and convert it to a proper "bank loanable" property.

Yes many such properties are in "Defective Title" catagory....selling them is a difficult job and we may have to give big discount to the buyer who will extract his pound of flesh as the title is not clear and marketable.

You are right about the "big discount" part. The offers that I am getting are for about 1/3rd of its market value :( :mad:
 
smthing fishy....Nifty is blue 3 points while sensex tanked 75 points....pointing 2 a big muv in latter half !:annoyed:
That is because cement stocks and Asian Paints are up....and these are not part of Sensex.( heard on TV...not my knowledge.)
